Creative Investing: Sarafovi with a new mega-construction and plans for 18 more houses with swimming pools

The company “Creative Invest“, owned by the ex-wife and managed by the son of the only candidate for the post and acting director. Prosecutor General Borislav Sarafov, is building the luxury residential building “Tilia”, part of a gated complex in Sofia, together with not accidental friends. It also promises 18 more houses with swimming pools. All these constructions are on plots owned by the family from Stanimir Zharkov (GERB) – investigated by Sarafov in a high-profile case for serious hooliganism, torture and extortion, escaped with a suspended sentence.

In previous investigations , BIRD made an inventory of the properties and constructions of the Sarafov family, which have increased exponentially since 2019. Vrabnitsa had escaped us.

The plot on which the new 9-storey building “Tilia Residence” is being built, part of the gated complex “Garden Residence”, was owned by Bilyana Bobi Stoyanova, née Sarafova – sister of Acting Prosecutor General Sarafov. became the manager of the company together with his mother. The financing of “Tilia Residence” is with a loan of 7.5 mln. from CCB. The same bank has lent BGN 4 million. and Bobby’s other large construction with the company “Xora Residence”, which is building a multi-family residential building with 13 apartments and 17 garages.

Sarafov’s sister Bilyana made a splash in 2022 with the international investigation “The Dubai Revelations“. As BIRD.BG revealed, Bilyana Bobby Stoyanova is owner of an apartment worth over BGN 1 million in Dubai.

A particularly interesting fact is that Bilyana bought the property from Stanimir Zharkov, who also sold other properties to the family.

Zharkov did not know Sarafov, but he sold properties to all his relatives

Before entering politics, the municipal councilor from Bozhurishte Stanimir Zharkov /GERB/ is famous for its sentence for mistreatment of employees of the Olinesa factory. He was investigated by Sarafov and instead of lying down effectively got away with a suspended sentence.

Despite these facts, Zharkov denies knowing Sarafov in his testimony before the ad hoc prosecutor Taleva. Sarafov says the same – he did not know Zharkov.

With or without an acquaintance, Zharkov managed to sell to Borislav Sarafov’s son, wife and sister several appetizing properties at very low prices – Bobby Sarafov acquired from his son a house in the village of Prolesha with a total built-up area of 285 sq.m. for BGN 44,000, and together with his mother he bought from his company 18 properties in regulation near the same village for BGN 60,000.

Borislav Sarafov’s sister – Bilyana Stoyanova bought from him a plot of land with an area of 693 sq.m. In June 2018, she bought 1/2 of the plot for BGN 9,800. or 14.46 euro/sq.m. A year and a half later, in January 2020, Stoyanova bought the other 1/2 of the plot. Contrary to market logic and the rise in property prices, however, the price this time is even lower – BGN 8,500. or 12.54 euro/sq.m.In 2019, Sarafov’s sister bought from another individual part of a neighboring plot with an area of 328 sq.m., along with half of a twin house built in it. The price at which the deal was confessed is only BGN 23,000, which is several times lower than the market prices for similar properties in Sofia in 2019. The house was later demolished, and the neighboring plots were merged into one – the one transferred in 2023 to the company of Borislav Sarafov’s ex-wife.

Not accidental dudes and a very rotten story

The gated complex “Garden Residence” on blvd. Lomsko Shosse, in Sofia, consists of a total of 11 buildings with over 600 apartments and 60 thousand sq.m. total built-up area. Building ” Tilia” of the Sarafovs is one of them. The remaining 10 buildings are being implemented by ” G&K Partners Ltd., owned by Kostadin Kalaidzhiev, through his companies Prime Investment Hold and Global Invest Holding. “A very rotten story

Judge Katya Beleva, Chairperson of the District Court – Blagoevgrad was rewarded with a second term. One of her scandalous court decisions is related to the Kalaydzhievi. The case was “jurkaned” personally by Katya Beleva 8 times until he distributes it… The scheme on how to take a mortgage loan without paying back the money was described by the Capital newspaper half a year before the SJC’s decision on Beleva’s new mandate. In 2019, Judge Katya Beleva also got into the scandal “Apartmentgate”

“. Bivol then revealed that the company of the Kalaidzhievi, a party to the scandalous case decided by Belyova, has sold two apartments in Razlog for 11,000 BGN. to her 20-year-old son Vari Belyov. The affiliated Interbuild Engineering is building the buildings for G&K Partners in the complex. The builder of the Sarafovs’ Tilia building, however, is ” GlavbolgarstroyAD, along which there are also scandals. The last of them is about the gas storage facility in Chiren, revealed by the Anti-Corruption Fund.

The Sarafovs promise 18 more houses with swimming pools

“Coming soon,” reads the website of “Creative Studio”, owned by the son of Acting Prosecutor General Sarafov – Bobby Borislav Sarafov, in which his mother Evgenia Sarafova and grandmother Veneta Sarafova are managers. The company announces “West End Luxury Houses” – a new construction project for a “luxury complex of 18 detached single-family houses with private pools

in close proximity to Sofia – 20 minutes (obviously to the west) from the center. A fully autonomous holiday village with its own water source and additional solar power.” The planned implementation period is 2024 – 2026.

We are yet to find out whether these 18 houses will appear on the same 18 regulated plots near the western village of Prolesha, acquired by Stanimir Zharkov. So far, it is known that these properties were not electrified and there was no access to water. Such explanations are given by Bobby Sarafov and Stanimir Zharkov for their low price to the ad hoc prosecutor Taleva.

Daniela Taleva questioned Sarafov himself about all these property deals. After first claiming that he had neither financial nor moral participation in them, the candidate for Prosecutor General refreshed his memory and states that he sent money for properties to his ex-wife and had an agreement with her “all of her property will remain in the inheritance of their common son – Bobby Sarafov“. Thus, if all the properties and constructions of Bobby and his mother, known so far, are collected, the inheritance will reach several tens of millions of leva.
