The relatives of presidential adviser Nikolay Koprinkov visibly prospered. His sister Maria has accumulated a capital of over BGN 1.4 million. The secret of her success is the exceptional flair in real estate transactions. She sold a deserted plot near the village of Trud at a price as for the first line of the sea and bought an apartment in the luxury building “Diamond” of “Arteks” in Sofia at a price as an apartment in the village of Trud. Koprinkov’s wife – Theodora, also active in business. She acquired shares in a company owned by his mother and sister last week. Shortly before that, the company received a permit to build a house with a total built-up area 441.22 SqM in a property of 800 sq.m. in the area of Pancharevo, Sofia.

The adviser was credited with a key role in the appointments of caretaker ministers and other senior government officials.
“Koprinkova House” and a non-accidental neighbor in Pancharevo
On 18.05.2023, Koprinkov’s wife Teodora Koprinkova bought the shares in Dionyma
Ltd. from his mother and sister for BGN 205,000. Payment is by bank transfer, and payment orders are attached to the documents submitted to the Commercial Register. After the registration, Koprinkov’s wife will become the sole owner and manager of Dionyma. The company previously owned by Koprinkov’s sister Maria Grancharova and their mother Diana Koprinkova, is registered in the village of Trud, general. Maritza, obl. Plovdiv, and until 2011 a partner in it was the Nikolay Koprinkov.
Before that, on 28.03.2023, Dionyma received a building permit
for a single-family residential building with a total built-up area of 441.22 sq.m. in a property with an area of 800 sq.m. in the village of German, Pancharevo region, Sofia. The landed property has been owned by the company since 30.09.2019, when two adjacent plots were purchased, and partners in “Dionyma“are Koprinkov’s mother and sister. This happened when Koprinkov was already secretary for internal politics and civil society of President Rumen Radev. The ultimate owner of “Plam 15
” Ltd. since 2015 is Plamen Tsvetkov Manolov
. In the past, Manolov was a manager of Vitosha branch of Investbank, head of the National Sports Base and a board member of Akademika 2011 at the time when he was sports minister Krasen Kralev. After strange contest in the autumn of 2021, Manolov was reappointed to the Board of Directors by the caretaker government of President Radev. Arch. Ivan Shishkov – again caretaker Minister of Radev – in August 2022 appointed

company “Bulgarian WSS Holding” EAD. Manolov is associated with 16 public and private companies, and in
of them is a partner with Emil Harsev.
It is yet to be seen which construction company and with what financing will build the single-family “Koprinkova House” with the impressive total built-up area of 441.22 sq.m. It is understood from the building permit
that construction supervision will be carried out by the same company that will do so for “Plam 15” of Plamen Manolov in the neighboring property. There will be another house in it. Total Area 211.90 sq.m.
(permission with a previous number from the same date!), and the property already has a house with a total area of 662 sq.m.

Two days before Koprinkov’s wife bought Dionyma’s shares, on May 16, 2023, the mortgage on another property owned by the company in the village of Trud was deleted. This property, visible and Google Street, is located on the main road passing through the village and on it there is a warehouse for trade with a built-up area of 844 sq.m. As evidenced by previous entries on Dionyma’s property lot, the property yields rental income, although the financial statements show modest operating income and reported only 2 thousand. Lv. However, the market value of this property with the building significantly exceeds the amount paid for the acquisition of the company. Apart from this is the market value of the property with a building permit in Pancharevo.
Good deal: property near the village of Trud at a price as the first line of the sea
In June 2022. Koprinkov’s sister Maria Grancharova and her husband Yordan received BGN 782,332. from the sale of 7499 sq.m. plot of land – agricultural land, with a way of permanent use – for a warehouse, in the “Garvanitza” area of the Plovdiv village of Trud. The tax assessment of the “properties” at the time of the transaction is BGN 14 398.10. A check in the Property Register shows that there are no buildings in the title deed for the deal. There are no buildings in this plot in the Cadastre.
This is confirmed by an on-site inspection. The landed property, photographed a few days ago by our reporter, is located about two kilometers from the center of the village of Trud in the direction of Graf Ignatievo and the airbase, where for years the President was commander Rumen Radev.
In a property with identifier 73242.100.6, which two months after the sale is divided into two properties with identifiers 73242.100.70 and 73242.100.71, there are no buildings, at least for now, but a bare meadow. The separation of 150 sq.m. from the property was made by order amending CCCR No 18-9437-08.09.2022/08.09.2022 of SCCC Plovdiv. The new identifiers make the property undetectable when searching in the Cadastre with its old identifier. Buildings are also missing in the title deed for the deal, which BIRD.BG obtained – facsimile is attached below, at the end of the text. In addition, the description in the title deed of neighboring properties (with identifiers) leaves no doubt about which exactly is the plot – the object of the sale.
Why this farmland? with changed purpose near the village of Trud is for sale at a price per sq.m. like a plot on the first line of the sea? Nearly a year later, there are ads at prices two to three times lower for such properties.
BIRD contacted a representative of the company “Hustler” Ltd. by phone and asked this question. The answer is that the company did not even know who the sellers were, and paying such a high price is their decision, which is not related to the status of the seller. Hustler planned an expansion of its activities in the region of Plovdiv, which has not happened so far.
Maria Grancharova was also contacted for comment, but by the editorial end of the article she did not return a response.
Of course, such a transaction may have other explanations relating to consideration through the exercise of power. The result is that some money that can be turned into another business is cleared of corruption doubts. Similar to the discounted deals from Apartmentgate, but with the opposite sign.

The capital of the company is 1 200 000 EURBGN 800,000 were deposited at the establishment, and last week on 19.05.2023, another BGN 400,000 were deposited. The capital increase is awaiting entry in the Commercial Register. Among the objects of “Magra Invest” are: real estate transactions, construction and construction entrepreneurship, acquisition, construction and rental of real estate , carrying out finishing works, exterior and interior, investment activities in the field of renewable energy sources and real estate.
